BH3 Launches New HQ At "Fabrick" In Fort Lauderdale's Progresso Village Art District

Real estate investment and development firm BH3 has relocated its South Florida offices from Aventura to Fort Lauderdale’s Progresso Village neighborhood. BH3 will occupy a 6,266-square-foot space at 819 NW 2nd Ave. The move represents one of four new leases totaling 12,000 square feet at BH3’s 24,257-square-foot converted warehouse project dubbed “Fabrick,” located at 801, 807, 815, and 819 NE 2nd Ave. The adaptive reuse project and its new leases underscore the growth in burgeoning Fort Lauderdale submarkets.

BH3 gut renovated and recreated the warehouse into a unique class A retail and office destination in a public-private partnership with Fort Lauderdale City Commission, acting as the Community Redevelopment Agency (CRA). In December 2020, the CRA Board of Commissioners approved $350,000 in incentives to BH3 for the adaptive reuse project.

“Progresso Village is centrally located to numerous projects of ours within South Florida and perfectly aligned with our company ethos rooted in ensuring we enhance the communities we work and live in,” said Daniel Lebensohn, Principal & Co-Founder of BH3. “The area is authentic and has a growing vibrancy, which our project adds to as an active and walkable art installation, illustrating our commitment to being part of the "Fabrick" of this community and ensuring these principles are intertwined.”

Fabrick is now at over 50% occupancy, with some tenants open for business or preparing to open in the coming weeks. Native Realty, known for placemaking Flagler Village and other urban neighborhoods that were historically regarded as abandoned, is the exclusive leasing agent of Fabrick on behalf of BH3.

Tenants include FORM Hair Studio, a professional hair services and styling salon, who signed a new lease for over 2,200 square feet; The NOW Massage, a luxury wellness and self-care destination that offers a curated menu of massages and enhancements, who signed a new lease for over 2,360 square feet; and Thread and Theory, a high-end women’s apparel and clothing boutique, signed a new lease for over 1,120 square feet.

“The recent lease deals and continued demand from prospective tenants underscore how this thoughtful development will help Flagler Village realize its full potential and create a harmonious neighborhood,” said Jaime Sturgis, CEO of Native Realty. “Fabrick is significantly enhancing the neighborhood’s walkability and sense of community, while helping fill the void for new retail, entertainment and creative office space.”
