On Tuesday, June 24, the Coral Gables Museum hosted ‘A Comprehensive Analysis of Coral Gables’ presented by CORA Merrick Park, bringing one of the most extensive real estate market reports on Coral Gables to date. The event, titled The Evolution of Coral Gables, featured a panel discussion moderated by Demetri Demascus of PROFILEmiami and included key voices shaping the city’s future: Jay Phillip Parker, CEO of Douglas Elliman Florida; Eduardo Otaola of Constellation Group; Coral Gables Vice Mayor Rhonda Anderson; and Ana Bozovic of Ana Analytics. Together, the panel explored the growth trajectory of Coral Gables, including its appeal for families, the rising demand for wellness-focused living, public art initiatives, and pricing trends that have elevated the neighborhood’s real estate market in recent years.
The conversation also offered attendees a detailed, data-driven breakdown of Coral Gables' current housing inventory, future development pipeline, and the challenges developers face due to limited land supply and high barriers to entry. Ana Bozovic’s report highlighted how the scarcity of new, wellness-oriented residential products has created a distinct market gap—one that CORA Merrick Park is strategically designed to fill. CORA Merrick Park, developed by Constellation Group and The Boschetti Group, will be Coral Gables' first wellness-focused residential building and one of the city’s first to achieve WELL Certification. Designed with guidance from wellness consultants and Lamarca Well, CORA integrates cutting-edge health features such as advanced air and water filtration, biophilic design, smart wellness technology, and personalized wellness concierge services.
