Vertical construction has commenced at Ella Miami Beach, a 10-story boutique condominium in the heart of Miami Beach’s North Beach neighborhood which is now 65% pre-sold. Sheet piling work has been completed, and piling work is in progress, with the project set to begin going vertical. Named after first lady of jazz Ella Fitzgerald, Ella consists of 103 curated residences at 6940 Abbott Avenue, just blocks from the Atlantic Ocean and Biscayne Bay, with architecture and interior design features that pay homage to Miami’s Art Deco past. A collaboration between Miami-based Constellation Group, Vietmar and The Boschetti Group, Ella Miami Beach broke ground in February and is slated for completion in early 2027.
Ella’s studios, one- and two-bedroom floor plans range from 429 square feet to 1,756 square feet of indoor and outdoor space, with prices starting at $600,000 – an attractive and competitive price point for new construction in Miami Beach, where prices typically begin at $1 million.
Through its partnership with Nomada Residences, a full-service property management firm that specializes in premium short--term or seasonal rentals, Ella Miami Beach also helps owners maximize profitability and preserve the value of their property.
“Buyers are clearly gravitating toward new condominium product,” said Eduardo Otaola, Managing Principal of Constellation Group. “In this corridor, there’s a real lack of boutique, well-amenitized buildings like Ella—especially those that allow short-term rentals. That combination has made the project especially attractive to today’s buyers.”
“Because of Ella Miami Beach’s flexible rental options and extraordinary location, we’ve seen tremendous interest from both end users and investors,” said Daniel de la Vega, President of One Sotheby’s International Realty. “North Beach is one of the last frontiers of Miami Beach with untapped potential. It’s benefiting from the same upward trajectory we saw in neighborhoods like South of Fifth a decade ago.”
Further solidifying North Beach’s evolution, the City of Miami Beach in March embraced a plan to redevelop the iconic Deauville Beach Resort at 6701 Collins Avenue with a 100-unit branded condo, 150-room hotel and quasi-replica of the original MiMo-style hotel designed by architect Melvin Grossman.
“The Deauville redevelopment underscores North Beach’s rising prominence and marks a clear shift in Miami Beach’s center of gravity,” said Eduardo Otaola, Managing Principal of Constellation Group. “Ella Miami Beach is helping lead this transformation by delivering a high-quality, design-forward building that serves the mid-market buyer—offering full-service amenities and the flexibility of short-term rentals in a boutique setting.”
Designed by Arquitectonica with interiors by Steven G., Ella Miami Beach’s residences feature 9-foot-high ceilings throughout, contemporary ItalKraft kitchens with stone countertops and JennAir appliances, and European-inspired designer closets. Select homes offer impressive views of Biscayne Bay, the Atlantic Ocean, and the Miami skyline. Amenities at Ella Miami Beach include a rooftop pool and fitness center with views of Biscayne Bay and Downtown Miami, a pickleball court with Atlantic Ocean views, residents’ lounge, summer kitchen with an outdoor dining area, and an observation deck and lounge. Wellness amenities include an outdoor yoga and meditation deck, a cold plunge and a sauna. Other lifestyle conveniences include private beach club access managed by The Boucher Brothers, a coworking area for remote workers, complimentary beach cruisers, bike and beach toy storage, onsite parking and retail, and more.
The Ella Miami Beach sales gallery is located at 6897 Collins Avenue in Miami Beach.
